What REA Hub covers for property managers

Property management is one of the most compliance-heavy roles in real estate. Between CPD obligations, licence renewals, tenancy legislation requirements, and the agency's AML/CTF and trust accounting procedures, there's a lot to keep across. REA Hub organises all of it.

CPD tracking per manager

Track each property manager's CPD hours by state requirement. Automated alerts before renewal deadlines mean no one misses their annual obligations.

Licence & certificate management

Store licence details, certificate numbers, expiry dates, and any supervision conditions for every property manager in the team.

Tenancy compliance checklists

State-specific checklists covering condition reports, bond lodgement, notice periods, and entry procedures — so every tenancy is managed within the law.

Policy access & acknowledgement

Property managers can access the agency's current policies and procedures directly within REA Hub, with tracked acknowledgement records.

Trust accounting awareness

Property managers can access trust account procedures and log relevant entries — supporting the licensee-in-charge's oversight obligations.

Supervision tracking

For restricted licence holders requiring supervision, REA Hub tracks the supervision arrangement and logs required sign-offs.

Property manager compliance — frequently asked questions

What CPD requirements apply to property managers in Australia?

CPD requirements for property managers vary by state. In NSW, property managers holding a certificate of registration or real estate agent licence must complete 12 CPD hours per year under NSW Fair Trading requirements. In VIC, they must complete CPD under Consumer Affairs Victoria's requirements. Each state sets its own hours and topic requirements — REA Hub tracks these per individual and per jurisdiction.

Do property managers need their own licence?

In most Australian states, property managers must hold at minimum a certificate of registration or assistant agent certificate to legally carry out property management functions. In some states, higher classes of licence are required to act without supervision. The specific requirements depend on the state and the functions being performed.

What compliance obligations do property managers have beyond CPD?

Property managers must comply with residential tenancy legislation in their state — including condition report requirements, bond lodgement obligations, notice periods, and rent increase rules. They are also subject to their agency's AML/CTF policies, trust accounting procedures, and privacy obligations. Each of these areas requires documented, auditable records.

How does REA Hub help property managers stay compliant?

REA Hub tracks each property manager's CPD completion and licence status, sends renewal reminders before deadlines, and provides a centralised library of policies and procedures including tenancy management checklists. The platform gives the principal visibility over the entire property management team's compliance status at once.

What happens if a property manager lets their CPD or licence lapse?

A property manager with a lapsed CPD or licence cannot legally carry out property management functions. Any commissions or fees earned during the lapsed period may be unrecoverable, and the agency — and the licensee-in-charge — may face disciplinary action. REA Hub prevents this with automated alerts well before deadlines.
